Maintenance - Painter (General Skilled) 2025-2026
Reports To:
Director of Facilities and Maintenance
Qualifications:
1. High school diploma or general education degree (GED) and one year of responsible
experience in building and mechanical equipment maintenance and repair; or an
acceptable equivalent combination of education and experience. Good skill in the safe
use of hand and power tools.
2. Ability to read and comprehend simple instructions, short correspondence, and memos.
Ability to write simple correspondence. Ability to effectively present information in
one-on-one and small group situations to other employees of the organization.
3. Ability to add, subtract, multiply, and divide in all units of measure, using whole
numbers, common fractions, and decimals.
4. Ability to apply common sense understanding to carry out detailed but uninvolved
written or oral instructions. Ability to deal with problems involving a few concrete
variables in standardized situations.
5. Possession of a valid driver's license is required at time of appointment and during employment.
6. Skill level based on individual knowledge and/or certification determined by the Director
of Facilities and Maintenance.
Purpose Statement:
All positions in this department are to ensure the facilities are kept within state and local
guidelines and to maintain proper function and purpose of the facilities and equipment.
Essential Duties & Responsibilities:
Duties and responsibilities include the following. Other duties may be assigned.
*Performs minor and major repair of all buildings and equipment.
*Performs preventive maintenance procedures on building mechanical equipment on a
scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.;
repairs or replaces broken parts.
*Cleans and inspects boiler and close loop systems; treats water with proper chemicals.
*Calibrates and repairs pneumatic systems.
*Replaces broken windows; repairs doors, door locks and closets; installs window/blinds.
*Completes daily and maintains records of scheduled maintenance procedures as required.
*May operate a computer which controls and monitors mechanical equipment and utility
systems.
*Installs electrical wiring and equipment; new electrical services, wiring during remodeling
projects; replaces and repairs wiring as needed, including ballast, emergency lights and exit
lights, new receptacles/re-locate as needed.
*Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs
refrigeration equipment/PM refrigeration equipment.
*Repair / replace water lines, commodes, urinals, drinking fountains, showers, etc.
*Respond to emergency maintenance requests as requires.
*Assist with the renovation/remodeling of buildings; repairs plaster and dry wall; paints
building structures.
*Deliver supplies and maintain proper inventory amounts with clerical help.
* Maintain and use backhoe and bush hog.
*Repair and maintain all roof leaks
* Maintains records of scheduled maintenance procedures as required.
*Performs outside custodial duties such as snow removal, mowing, tree/shrub trimming as
required.
*May obtain estimates for supplies, repair parts; orders parts as needed.
*Repair and maintain playground equipment.
*May exercise some supervision over Contracted Service Workers, Inspectors and Testing
*Must follow all policies and procedures.

Terms of Employment:
Employees are considered employees-at-will. This position is not subject to a yearly contract.
Employees will be continuously employed until resignation, retirement, or termination.
Evaluation:
An annual work evaluation will be performed by the Director of Facilities and Maintenance at
his/her discretion.
